Source and accuracy of information
ZonePass compiles information from publicly available municipal zoning by-laws and related open data. This information may contain errors or omissions, may be incomplete, and may be out of date. Zoning by-laws are amended frequently, and a municipality may have adopted changes, overlays, or site-specific provisions that are not reflected here.
The permitted / conditional / not-permitted answers ZonePass shows are simplified summaries of complex by-law text. They do not capture every definition, condition, exception, overlay, holding provision, parking or servicing requirement, or site-specific amendment that may apply to a particular property or use.
Property-specific determinations
Whether a specific use is legally permitted on a specific property — and on what conditions — can only be confirmed by the municipality with jurisdiction over that property. You should always verify zoning, permitted uses, and any applicable requirements with the relevant municipal planning or zoning department before making any decision, purchase, lease, investment, application, or construction.
Mapping and dual-zoned properties
ZonePass locates an address using third-party geocoding (Google Places). Geocoding can place a pin incorrectly or resolve to the wrong parcel; you should confirm that the location and parcel identified match the property you intend.
Where a property carries more than one zone code or sits within an overlay, the answers shown may reflect only the primary zone and may not capture all provisions that apply to the property. ZonePass will indicate when a property appears to carry multiple zone codes, but you must confirm the governing zoning with the municipality.
No warranty
ZonePass is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, including any implied warranties of accuracy, completeness, merchantability, or fitness for a particular purpose, to the fullest extent permitted by law.

To the fullest extent permitted by applicable law, Ironvon Inc. and its operators will not be liable for any loss or damage of any kind arising from your use of, or reliance on, ZonePass or any information it provides. You use ZonePass at your own risk and assume full responsibility for verifying any information before acting on it. ZonePass is an independent service operated by Ironvon Inc. It is not affiliated with, endorsed by, or an official source of any municipality, government, or planning authority. Official zoning information is available only from the relevant municipality.
